We are a full-service Houston property management company. Our services include:

What do you charge for rental property management services?
We have a very simplistic and cost-effective fee structure. For multi-family units, please contact us so we can provide you a custom quote. For all other single-family homes, townhomes, and condos, we have a leasing fee and a monthly management fee to manage your property 24x7x365 which is a small percentage of the gross rents collected.
Who determines rent for my property?
We provide reliable market data and rental recommendations, but the final decision is yours. Our goal is to maximize occupancy and rental income while staying competitive.
How long will it take to rent my property?
For all of our Houston properties that are market-ready and priced at market rates, our average days on market is approximately 26 days. Your vacancy period will also be affected by both the vacancy rate within the area and also the time of year as there are specific months in which properties lease faster.
Who pays for maintenance?
Unless damage is tenant-caused, the owner covers maintenance costs. We provide in-house and vendor maintenance solutions at discounted rates for cost efficiency.
How do you handle maintenance requests?
We provide online portals for our tenants or they can fax, email or mail their requests to us. The Tenant is your customer and we try to remedy the problem in a short amount of time. Whether the problem is an emergency and time sensitive or a non-emergency problem, we will handle the repair per Texas Property Code.
If we identify the problem will put the tenant in danger from a health and safety standpoint, we will make the repair immediately to mitigate the owners risk and liability.
Our Houston RPM maintenance department is available 24-hours a day, 7 days a week, including all of our emergency services.
Who performs maintenance and how is cost determined?
We use both in-house maintenance staff as well as approved vendors. We are competitive and handle all repairs per code which is required by law. The cost will be based on the specific repair and in all cases we attempt to send a technician that can handle multiple issues so your total cost is less. Because we are the industry’s largest management company, we are able to negotiate heavy discounts on materials and labor and we pass along these savings to our clients.
How do you screen tenants?
Our Comprehensive Resident Screening evaluates credit, income, employment, and criminal history. We place reliable tenants to protect your Houston rental investment.
How can I track my property’s financial performance?
Through our Online Accounting and Financial Reporting, owners can access rent collection, expenses, and detailed financial statements securely anytime.
