A hard money loan is a non-bank loan that is typically 12 months in length and is generally used to purchase and rehab investment real estate. There are no specific income or credit qualifications for a hard money loan but the most important criteria is the amount of equity in the property.
We offer cost effective, flexible loans and specialize in quick loans to assist you in building your real estate portfolio. We will loan up to 70% of the property’s value (LTV) and do so for a term up to 12 months.
Our investor customers use our money to acquire homes and to borrower the funds to repair the homes. The loans are short-term and the interest rates are of course slightly higher than typical owner-occupied mortgage loans. Since our funding is flexible, we can often fund the investor’s acquisition and repair cost and our investors consider our loans the most cost-effective solution and more simple than traditional financing.
